The Waterford Township Planning Commission is a seven-member appointed board consisting of one Township Board member who serves their term on the Planning Commission concurrently with their Township Board term, and six residents of the Township who serve staggered three-year terms. The Planning Commission’s responsibilities are:
- Developing, adopting, and overseeing the implementation of the Township’s Master Plan.
- Monitoring the effectiveness of the Zoning Ordinance, and recommending Ordinance revisions and amendments to the Township Board where necessary.
- Reviewing rezoning requests from property owners and making an approval or denial recommendation to the Township Board, which is responsible for making the final decision on rezoning requests.
- Considering and deciding requests from property owners seeking one of the special approval uses listed in the property’s zoning classification.
- Reviewing site plans to ensure compliance with the Zoning Ordinance requirements and the goals and objectives of the Master Plan.
- Reviewing and discussing planning concepts and issues and their applicability to the current and future development of the Township.
- Assisting in the education of the general public on planning issues and concepts.

Planning Commission meetings are held in the Township Hall Auditorium, at 4:30 PM, on the following Tuesdays in 2012: March 20, May 22, September 25, and October 23.
The Planning Commission public hearing meetings are broadcast live at 4:30 p.m. the night of the meeting on Channel 20. Replays will air following the public hearing meeting on Wednesday at 12:30 p.m. and Thursday at 9:00 p.m. on Channel 20.
Application Procedures
Rezoning
For those property owners requesting to change the zoning of their property from one zoning classification to another through the Rezoning Process. Applications can either be picked up from the Community Planning and Development Department or by using the link to the right.
All submittals must include the following:
- Application Form completed in its entirety, signed by all persons with ownership interest in the subject property, and notarized.
- Legal Description of the subject property.
- Appropriate Fee as determined by the Fee Schedule.
Plan Approval Uses
Certain rezoning requests are considered plan approval uses as determined by the requirements of
Zoning Ordinance Section 2535 and are required to go through a more extensive Plan Approval Use Process. Applications can either be picked up from the Community Planning and Development Department or by using the link to the right. Because of the complex nature of this process, once it is determined that an applicant needs to apply for a Plan Approval Use, it is advisable to contact the
Departmental Aide to schedule a pre-application conference with a planner to discuss your project’s requirements.
All submittals must include the following:
- Application Form completed in its entirety, signed by all persons with ownership interest in the subject property, and notarized.
- Legal Description of the subject property.
- Preliminary Plan prepared in accordance with the requirements of Section 2535.
- Appropriate Fee as determined by the Fee Schedule.
Special Approval
Certain land uses in each zoning district are considered special approval uses and require the approval of the Planning Commission as determined by the requirements of
Zoning Ordinance Section 2525 and are required to go through the Special Approval Use Process . Applications can either be picked up from the Community Planning and Development Department or downloaded here . Because of the complex nature of this process, it is advisable to contact the Departmental Aide to schedule a pre-application conference with a planner to discuss your project’s requirements.
All submittals must include the following:
- Application Form completed in its entirety, signed by all persons with ownership interest in the subject property, and notarized.
- Legal Description of the subject property.
- Fifteen copies of the Site Plan, Landscape Plan, and Tree Survey prepared in accordance with the requirements of Sections 2525 and 2529.
- Appropriate Fee as determined by the Fee Schedule.
Site Plan Review
Site plans are required for all multiple-family, commercial, office, industrial, and recreational uses, as well as for many forms of single-family developments. Some site plans can be reviewed administratively and others require review by the Planning Commission. All site plans are governed by the requirements of Zoning Ordinance Section 2529 and are required to go through the Site Plan Review Process. Applications can either be picked up from the Community Planning and Development Department or downloaded by using the link above. Site Condominium Plans
Site condominium plans require review by the Planning Commission. All site condominium plans are governed by the requirements of Zoning Ordinance Sections 2536 and 2529 and are required to go through the Site Condominium Plan Review Process. All submittals must include the following:
- Application Form completed in its entirety, signed by all persons with ownership interest in the subject property, and notarized.
- Twelve copies of the Preliminary Site Plan prepared in accordance with the requirements of Section 2536.
- Appropriate Fee as determined by the Fee Schedule.
