The Waterford Township Building Department performs a variety of services for the residents of Waterford Township. We review building plans, issue building permits, mechanical permits, electrical permits and plumbing permits and conduct inspections on the work done. Building permit fees are based on the value of the work being done; electrical, plumbing and mechanical fees are listed on each application. The Building Department also issues permits for the demolition of a structure.
A building permit is required for all permanent signs. See the Zoning Ordinance for allowable permanent signage.
Residential Rental Certifications and existing structure complaints are also processed through the Building Department.
The Building Department assists the Clerk's Office in issuing various business licenses by ascertaining that the structure meets the requirements in both the Michigan Building Code and the Waterford Township Ordinances for the type of license being issued.
Our inspectors are in the office only the first hour of the day. They are in the field doing inspections during the day and are unavailable by phone. If you have questions for the inspectors please call in during their office hours. Inspectors office hours are as follows: General inspector's hours are Mon-Fri, 8:00 AM until 9:00 AM; summer inspector's hours are Mon-Fri, 7:30 AM until 8:30 AM. The Engineering Department oversees installation of water and sewer mains, storm drains, manholes and fire hydrants. Engineering also administers the township's stormwater management activities.
Engineering also issues Fill Permits. Prior to doing any fill work a permit must be secured and an inspection conducted to determine the effect on adjacent properties.
Engineering administers the Wetlands Ordinance for Waterford Township, processes requests for Wetland Delineation conducts inspections. We also work closely with the Oakland County Water Resources Commission on soil erosion issues and with the Michigan Department of Environmental Quality on matters involving our lakes and rivers.
Engineering is also involved the the Lot Split process, working with the Assessing Department and the Planning Department and works with homeowners to help them set up Special Assessment Districts to fund getting their roads paved and to deal with drainage issues.
